Mini Villa with Mountain & Sea Views in Reitano, Sicily: Dona Luna

Salt air drifts up from the coastline below while a cool mountain breeze settles over the terrace, and somewhere between the two, you catch your first glimpse of the sea shimmering through a notch in the hills. This is what mornings feel like at Dona Luna, a little property tucked into the hills above Santo Stefano di Camastra and below Mistretta, in the quiet countryside of Reitano, Sicily. You are close enough to town to hear church bells, but far enough away that the only real sound is wind moving through the orchard.

We walked this property ourselves and honestly, it is hard to put into words what it feels like standing on that flat patch of land with mountains on one side and the Mediterranean glinting on the other. It is the kind of view that changes with the light, soft and hazy in the morning, sharp and blue by afternoon. We have toured a lot of homes in Sicily, and this one gave us a genuinely rare feeling the moment we stepped onto the property.

The Story Behind Dona Luna

Dona Luna is what we would call the beginning of a grand villa. It is not a finished, polished mansion. It is a solid, honest single-level home laid out like a long rectangular box, or as we like to say, like a box car.

The bones here are excellent. The roof is reinforced concrete, originally built with the idea that another floor could be added someday. The road up is paved and well maintained, not some bumpy country track, and the property sits just two to three minutes from the town of Reitano itself.

It already has its own well, its own cistern to store water, and a functioning septic system. In other words, the unglamorous but essential stuff is already handled.

Mountain and Sea Views That Steal the Show

The property is perched right between what feels like a canyon, framing the water below into a dramatic V shape. On a clear day the line between sky and sea disappears completely, and you can even make out the Aeolian Islands out on the horizon.

What makes it even better is that you are not just getting one view. Turn one way and you have the sea. Turn the other and you have layered mountain views, with the light shifting across them as the day goes on. It really is two views for the price of one.

The Long Living Room and Its Two Views

Inside, the main living space is a long, narrow room, and it is where those views really come alive. Large windows pull in both the sea and the mountains at once, and the room already has a tile line at its halfway point, hinting that a previous owner considered splitting it into two spaces.

We would not close it in ourselves. We love open space, and a room like this practically begs to stay open so you can soak up the scenery from anywhere in it.

The Kitchen and Its Mix-and-Match Character

The kitchen has a mix of cabinetry, with economical upper cabinets that are easy to swap out and genuinely nice, sturdy lower cabinets finished with little legs instead of a standard toe kick. There is a beautiful fireplace in here too, which brings a lot of warmth and character, along with plenty of potential if you want to reconfigure the space.

Furniture throughout the home is negotiable as part of the purchase, so depending on your taste, you may be able to move in with very little extra shopping to do.

A Comfortable Three-Quarter Bathroom

The bathroom is a nice sized three-quarter bath, fully functional and ready to use as is. Nothing fancy, just clean and workable, which is exactly what you want in a home that is otherwise move-in ready.

The Cantina, Ready to Become More Living Space

Attached to the home is a cantina (cellar), currently used for storage, that adds about 10 square meters (about 108 square feet) beyond the home’s official 70 square meters. Break through one wall and it connects directly into the rest of the house, adding meaningful extra living space without changing the footprint of the property.

Right next to it sits an outdoor kitchen with a wood burning pizza oven and a plumbed sink, fully self-contained under a roof of wood beams and insulated metal panels. It is already set up for long summer evenings of cooking and eating outside.

The Orchard and Grounds

Step outside and you are in a working orchard with a little of everything. Cherries, persimmons, citrus, olives, almonds, and more, planted along a flat stretch of land bordered by a charming fenced driveway with old stone benches built right in.

There are even old mule hooks still attached near the drive, a small detail that tells you how long this land has been lived on and worked. The well on the property produces abundantly, so watering the orchard and garden beds should never be an issue.

The Flat Roof, Built for Expansion

The roof deserves its own mention because it was constructed with future expansion in mind. It is solid reinforced concrete, engineered so an additional floor could theoretically be added, permissions allowing.

Even if you never build up, this flat roof is a natural spot for a rooftop terrazzo (rooftop terrace). Add a table, a few chairs, and you have a front row seat to sunsets over the water every single night.

There is also a flat, open area on the grounds already identified as an ideal spot for a swimming pool, which would pair beautifully with the orchard and those layered views.

A Mountain and Sea View Retreat Awaits in Reitano

Dona Luna is not a finished showpiece, and that is exactly the point. It is a solid, well-built starting place with genuine sea and mountain views, an orchard already producing fruit, and a roof engineered for whatever you want to build next.

We keep coming back to that view, the way the sea and mountains frame each other through that canyon gap. It is the kind of thing photos struggle to capture and that you really only understand once you are standing there yourself.

Whether you take it as is, move the furniture around, and simply enjoy quiet countryside living, or you eventually convert the cantina, add a pool, and build out a rooftop terrace, the foundation here is already strong. This is a property for someone with a little vision who wants a lot of payoff.

If a peaceful hillside retreat with a front row seat to the Mediterranean sounds like your kind of Italian life, this is exactly the sort of property we would encourage you to move quickly on.
