Salt air drifts up the hillside here, carried from the sea just a few minutes down the road, and it settles over an olive grove that has been quietly producing fruit for years with almost no help from anyone. You are standing on a terrace of stone and unfinished concrete, but your eyes go straight past all of that to the horizon, where the Tyrrhenian Sea meets the sky in a wide, uninterrupted band of blue. On a clear day you can also turn and see the mountains rolling back behind you, green and layered, so you get both views from the very same spot without moving your feet.
This is the kind of vantage point that stops you mid sentence. We have toured a lot of properties in Sicily, and views like this one, where the sea and the mountains share the same frame, do not come along often at this price. Add in a hectare of mature olive and fruit trees, a stone farmhouse with real bones, and a location just minutes from a proper Sicilian town, and you start to understand why this property caught our attention the moment we walked the land.
The Story Behind Contrada Sacramento
This home sits in Contrada Sacramento, just about a kilometer up the hill from the center of Santo Stefano di Camastra. A couple bought the land, which included an ancient stone magazzino (storage building), and worked with a local architect to build a new kitchen wing onto one end of it.
Life got in the way before they could finish. She does not drive, they now have a young child who needs to get to school, and living up in the countryside simply stopped being practical for their day to day.
So they are walking away from a project that is much closer to the finish line than you might expect. The roof is in excellent shape across every section, the electricity is connected and working, and there is plenty of water thanks to the connected municipal supply plus a rainwater collection system. What is left is mostly finishing work, not repair work.
Inside the Home, Walking Through Rooms Ready for Your Vision
The home is small, just one bedroom and one bathroom, but every room has character baked into its walls quite literally, since much of the structure is built from centuries-old stone.
The Kitchen Waiting for Its Finishing Touches
The new kitchen addition needs plastered walls and a finished floor, but the cabinets, appliances, and even the water heater are already there and included in the sale. The countertops have already been custom cut from lava rock and are sitting ready to be installed.
Above it all is an open beam ceiling in brand new condition, the kind of detail that instantly makes a room feel warm rather than unfinished.
The Stone Bathroom and Its Oversized Shower
Step into the bathroom and you immediately notice the thickness of the walls, easily two feet, original to the ancient stone structure. The previous owners installed a generously sized shower with nicely done tile work, and from right inside this room you already catch a glimpse of that sea view through the window.
The Bedroom Framed by Centuries-Old Stone
The bedroom occupies another section of the original stone building, complete with an old finished header and a small step where the flooring has not yet been tiled. Once that tile goes in, the floor will sit flush and level throughout.
A fireplace here is a newer addition, though the surrounding stone walls are original, and an oversized heat pump has already been installed to handle both heating and cooling for the space.
The Land, the Olive Grove and That Unbeatable Sea View
Step back outside and the property really opens up. You are looking at 1 hectare (about 2.5 acres) of land, planted with 120 olive trees and 45 fruit trees, all mature enough that they need very little watering, pruning, or irrigation to keep producing.
We maintain about 50 olive trees ourselves and get more than enough oil for our own use plus gifts, so 120 trees is a real asset if you want to make your own olive oil or even set up a harvest-sharing arrangement with a local cooperative.
And then there is the view. From nearly every angle of the property, the sea stretches out below you, and the mountains rise up behind, giving you a kind of panoramic privacy that is rare this close to a town.
A Quiet Corner with a Front-Row View of the Sea
Near the driveway there is a small paved pad, the roof of a little outbuilding, that would make a perfect spot for a bistro table and two chairs. Sit there in the evening with a glass of wine and you have a front-row seat to the sea view, with almost nothing between you and the water.
There is also a covered structure toward the back of the house, currently set up with a temporary barbecue, that is begging to become an outdoor kitchen. The roof there is solid, already waterproofed, and could be converted into a proper terrazzo (rooftop terrace) down the road if you wanted railings and a finished surface.
A small solar system with photovoltaic panels is already installed and fully owned, not leased, so it comes with the home and helps offset your electricity use from day one.
What It Will Take to Finish This Home
The main issue to solve is access between the new kitchen and the rest of the house. Right now you would have to step outside to get from one to the other, which obviously will not work long term.
Our suggestion is to take about 1 meter (roughly 3 feet) from the long, narrow bathroom and cut a doorway through the old stone wall, creating a direct pass-through into the kitchen while keeping the bathroom fully closed off and private. Given how thick that original stone wall is, it could even be finished with an arch to make it a real design feature rather than just a fix.
We also recommend adding a veranda across the front of the house, which faces west, to give you shade during the hottest part of the day. Beyond that, and finishing the tile, plaster, and concrete work already underway, this home is close to move-in ready.

Wrapping Up This €55,000 Sicily Property Built Around a View
This is one of those properties where the land and the view do most of the selling for you. A hectare of mature olive and fruit trees, five minutes from the beach, with a stone home that just needs finishing rather than fixing, is a rare combination at this price point.
We keep coming back to that sea view because it really is the standout feature here. Whether you are drinking your morning coffee from the bedroom window or setting up an evening aperitivo on that little terrazzo pad, the water and mountains are always right there with you.
There is real work left to do, mostly plaster, tile, and that kitchen access fix we walked through, but the structural bones are sound and the utilities are already in place. For €55,000, negotiable, that is a lot of Sicily to work with.
If this kind of project, land, and view speaks to you, this is exactly the sort of property worth a closer look before it finds its next owner.
