Salt air drifts through open shutters on a balcony in Reitano, and if you squint past the haze on the horizon, you can pick out three separate islands floating in the Mediterranean. That is Alicudi on the left, Filicudi dead center, and the twin peaks of Salina further out. This is the kind of view that stops you mid-sentence, the kind you would happily trade your morning commute for.
Down the coast in the medieval hilltop town of Tusa, a different kind of magic is waiting behind a chestnut wood front door that has not been unlocked in years. Stone walls a foot thick, an ancient wood-burning oven, a balcony over a cobblestone street so old it feels like stepping into another century. We want to walk you through all three of these off-market stone houses, because between them they cover almost every version of the Sicilian dream, from move-in ready to full-blown restoration project.
Off-Market Deals Along Sicily’s North Coast
All three of these properties are off-market, meaning there is no real estate agent involved and no commission tacked onto the price.
They are also all properly registered with the catasto (the official Italian land registry), which matters a lot when you are buying property here. It means the paperwork exists and the transaction can move forward cleanly.
We started our day at the beach of Castel di Tusa, just ten minutes from the medieval center of Tusa, a town where we have already helped several families find their homes.
A Move-In Ready Stone House in the Heart of Tusa
This one belongs to a friend and his brother, who reached out to us directly wanting to sell.
It is a genuine stone house, tucked into the heart of the medieval part of town, and it is close to move-in ready.
The Ground Floor as a Future Master Suite and Rental Studio
We entered through the back door since the original chestnut front door was locked tight. The ground floor has been used as a kitchen and eating area for years, currently a bit dark since everything was closed up, but there is no sign of water intrusion here.
There is a wood burning stove, a closet used for storing olive oil and wine, and a bathroom that would not need much work beyond a change of colors. Our thought is to turn this level into a master suite, or seal it off entirely as its own self-contained studio apartment with a separate entrance, which would make a nice little rental unit.
The Bedroom Level and Its Original Chestnut Doors
Up a short staircase you reach a genuinely good-sized bedroom, at least 200 square feet and closer to 250 square feet if you absorb the adjoining closet space into a private bathroom. The furniture here comes with the sale.
All the doors throughout the house are original chestnut wood, beautifully refinished. There is some water intrusion coming in from the neighboring wall, worth addressing, but it is not structural and the hard finishes throughout are in good shape.
The Top Floor’s Open-Plan Kitchen and Living Space
The top floor is where this house really shows its potential. There is a full bathroom with a tub, and a fully functional kitchen with more storage than you could ever need, plus that ancient wood-burning oven tucked into the wall.
Step out onto the balcony here and you catch a genuine water view over the rooftops, hazy on the day we visited but unmistakably the sea. Our instinct would be to knock out the dividing wall between the current sitting room and kitchen, turning it into one huge open living and eating space with that view as the backdrop and a long balcony to enjoy it from.
There is a second balcony on the opposite side of the house too, facing an old stone ruin that collapsed years ago. It is not a sea view from that side, but it is a wonderfully romantic one, all weathered stone and old village texture.
A Restoration Project With the Hard Work Already Done
The second Tusa property is a true project, but the most expensive and labor-intensive work is already finished. New steel I-beams have been installed and leveled across the roof and floors of two attached, centuries-old stone houses.

Because these are two connected stone houses, and their floors line up despite being centuries old, the plan is to open up the dividing stone wall on each level. That would create roughly 600 square feet (about 56 square meters) of open living space per floor once combined.
The first house has two above-ground levels. The second, attached house has three above-ground levels plus a cantina (cellar) below, so there is a serious amount of total square footage here once both are finished.
The Balcony Overlooking the Mountains and the Coastline
Stepping out onto the unfinished balcony (carefully, since there is no railing yet) gives you a sweeping outlook toward the mountains and the water, all the way to Capo d’Orlando on a clear day. One floor up on the neighboring house, the outlook stretches even further, toward the town of Cefalu.
The seller has already permitted and closed out this phase of work with the comune (town hall), but has run out of funds to finish, which is why he is motivated to sell. Strip away the plaster on those stone walls, seal it with a couple coats of clear acrylic, and you have got exposed original stone that most renovators dream about.
Panoramic Sea Views Steal the Show in Reitano
From Tusa we drove along the coast to the small town of Reitano, stopping along the way at a medieval watchtower nearly 500 years old, one of many that once lined this coast watching for incoming ships.
The Reitano house itself measures about 120 square meters (roughly 1,292 square feet) across three and a half levels, and it is in genuinely good condition.
Two Kitchens, Three Bedrooms, and Room to Grow
The ground floor kitchen is large enough to hold a cistern for municipal water plus a full pantry for olive oil, wine, and citrus. There is a second kitchen one floor up, since locals here tend to use the ground floor kitchen more seasonally.
Across the home you get two full bathrooms, three bedrooms, and a sitting room that could easily double as a fourth bedroom. All the marble stair treads and iron railings are in excellent shape, and the previous owner’s furniture, an armadio (wardrobe), beds, and dressers, all comes with the purchase.

Climb to the top level and the view opens up completely. From the balcony you can pick out Alicudi, Filicudi, and the twin peaks of Salina, three of the Aeolian Islands, scattered across the Mediterranean horizon.
Below, there is a small community park where locals gather, and behind the house a mountain view over someone else’s garden, which does not come with the property but is lovely to look at nonetheless. There is minor water intrusion around one balcony that needs sealing and retiling, but otherwise this home could be considered move-in ready.
A half floor above that serves as generous attic storage, plaster and paint away from being a truly finished home.
