The problem is that Cefalù’s popularity has pushed home prices up to three or four times what you would pay for a comparable property in Finale. That gap is exactly why we wanted to bring you here.
Finale gives you the same coastline, the same mountain backdrop, and a 10-minute drive to all of Cefalù’s restaurants and shops, without the crowds or the price tag. Locals from Cefalù actually come here on purpose when they want a break from the summer tourist crush.
Touring Casa Marianna, Top to Bottom
Casa Marianna sits on the top floor of its building, and that position matters here. Because the apartment has windows and balconies on four sides, light and air move through it in a way that is genuinely rare to find.
The Entryway and a Kitchen Waiting for Your Style
You walk in past a generous ripostiglio (storage closet), the kind of space that is perfect for suitcases, a vacuum cleaner, and all the household odds and ends that never seem to have a home.
From there you enter the kitchen, which is fully plumbed and ready to go. The tile is dated and not going to be to everyone’s taste, but the seller already knows that and has priced accordingly.
The room itself is large enough to hold a proper eating area alongside the kitchen, and because the whole apartment sits on one continuous slab, updating that flooring would not require any demolition, just a straightforward re-tile.
The Living Room and Its Balcony With a Sweeping Sea View
The salotto (living room) is the heart of this apartment, and it is a big one, roughly 25 square meters (about 275 square feet) on its own. A single door opens onto a long balcony that faces north-northwest, straight out over the Mediterranean.
This is the view that sells the place. You are looking at open water, the coastline curving away, and on a clear day the silhouette of distant islands sitting on the horizon.
The balcony only has the one exit, but it is long enough to fit a table for eating al fresco, and the stucco on the building is in good, painted condition. Below you there is a small piazzale (little square) instead of another building crowding the view, so you get breathing room along with the scenery.
The Front Bedroom’s Balcony Over the Street
The first bedroom sits just off the living room, also on the seaside of the building, with its own share of that same water view and breeze. Because the building is open on all four sides, you can catch a genuine cross breeze through the apartment simply by opening doors and windows.
There is no air conditioning installed today. The family who has used this as a summer home since the year 2000 says they never needed it, but a couple of independent heat pump units would solve both heating and cooling if you plan to live here year round.
The Back Bedroom and Its Master Suite Potential
A second, smaller bedroom sits toward the back of the apartment, currently fitted with basic armadios (wardrobes). Its balcony actually cantilevers out over the street below, a small architectural detail we thought was a nice touch, with views up toward the hills and the village of Pollina.
There is a third bedroom on the seaside as well, opposite this one. We would suggest turning that third room into a walk-in closet and en-suite bathroom connected to the back bedroom, creating a proper camera padronale (master suite) with a doorway cut through the shared wall.
The Family Bathroom, Fully Functional Today
The apartment’s single bathroom sits off the central hallway and is fully functional right now, with tile that is actually in decent shape. It would benefit from a tub with a shower over it for practicality, and the window near the balcony needs curtains or frosted glass for privacy.
The building has fiber optic internet, along with municipal water and gas service run to the building itself. The current owners never connected the gas, which means whoever buys this will not need to deal with refillable gas bottles.
The windows throughout are aluminum rather than old wood frames, though they are single glazed. A storm window or a dual glazing retrofit would be a smart upgrade down the line.
Sea Views, Black Pebble Beaches, and Village Life in Finale
Finale’s beach is one of our favorite spots on this whole coast, small black pebbles and water so clear you can see straight to the bottom. We have met people who live in Cefalù who actually prefer coming here.
Despite being a beach town, Finale is a real, full-time community, not a seasonal outpost. There is a pharmacy, a gas station, and a little frozen food shop where you can find genuinely excellent prices on frozen seafood.
Living here means slow mornings by the water, an easy 10-minute drive into Cefalù whenever you want a bigger night out, and a lifestyle that does not require a large budget to access.
